EICR and other safety checks
If you are a landlord in Scotland it is imperative that you are aware of what is expected of you with regards looking after your tenants. Obviously, there is a big focus on ensuring the safety of all your tenants and the buildings in which they reside.
When it comes to electrical safety, the Housing (Scotland) Act 2006 dictates that properties should be inspected by a qualified and competent electrician in order to adhere to the mandated laws. The culmination of this inspection is an EICR (Electrical Installation Condition Report) report which will highlight any areas of concern regarding electrical safety.
An electrical inspection comprises a couple of parts, PAT (Portable Appliance Testing) in order to check the integrity of any electrical appliances in the house (such as televisions, Sky box, fridge etc) and also the Electrical Installation Condition Report which covers the electrical safety of the wiring, consumer unit, switches, lights etc.
Upon completion of an inspection the electrician will issue a report detailing the results and any findings. It will also highlight if anything is “unsatisfactory”. Anything deemed unsafe will need to be repaired or replaced to a satisfactory condition – normally within 28 days.
It’s important to keep all the documentation regarding repairs and EICR reports together in case they are ever needed as proof of compliance. The EICR needs to be carried out before any tenancy begins and also every five years following that.
